If you have decided to sell your house privately note that security needs to be on your mind. As you try and market your house to potential buyers, number of people will want to enter your home and walk around and imagine living in your house. Unfortunately this could also mean that you could be victimized as you are allowing people enter your house that you don't know.
Ideal Listing validates all our members by validating their address and information. We also send them an identification card with their name and Ideal Listing ID number printed on it. Becoming a member of Ideal Listing is a free service.
Moreover our members can also schedule an appointment with you through our website and also ask you questions through our message center. This allows you to minimize the number of inquiries, make better usage of your time and feel safe that the party that enters your property is not there with any other intentions than purchasing your property.

Preparing your home

When you have decided to sell your home, you can do small things around the house to get a better value on your home. If there is a wall that needs to be fixed, or a room to be painted it is best if it is done before you start the selling process. The appearance of the house might add or subtract thousands of dollars from your home.
Hint: The outdoor of your house is the first thing that the buyer sees, and it is ideal to ensure a great appearance to make your home attractive. In the summer you can plant a few simple flowers and make sure the lawn is mowed.




Getting an appraisal

The biggest mistake that homeowners make is to estimate a price for their home based on nothing more than a wishful thinking estimate. If the price is too high, your house will not sell. Hiring a professional appraiser will help you come up with a good value for your home. The appraiser will provide an estimated value for your home. If you are not happy with the value that is provided, you can always hire a second appraiser and have them provide a second opinion.
Having a written appraisal would also help you backup the price of the house during your negotiations with the buyer.




Setting a price

This is the most important part of the sale process. Ensuring that the house is the right price will mean that you will have many interested buyers. Usually buyers who have been looking for their ideal home, have a very good understanding of the price ranges.
You should set the price based on the market value of your property, this should be based on the appraisal that you have obtained. But eventually this price is the price that you set and you should be happy with it.




Detailing the specifications of your home

You need to detail the specifications of your home. You need to find out the lot size of your home, and estimated square footage of your property. It is recommended that you write down the list of rooms available in your house (see the room types) and getting the measurements for them. You should make a worksheet with all the details written down.
You can also find some of this information from the survey of your property. If you don't have one, you should consider hiring a professional to perform a survey for you.
Make sure that the details of your property are accurate; having a smaller square footage than the actual square footage of the property would mean less value.




Pictures of your home

You need to take nice digital pictures of your home. With Ideal Listing you can list as many pictures as you want. Having more pictures would mean that the buyer would be able to have a better understanding of the house. Sometimes buyers dismiss a house based on the pictures that they see, so make sure the pictures that you take reflects a clean and livable place where they can live in. We recommend having at least 4 pictures of your property listed on Ideal Listing




Amenities and features of your home

Find out what makes your home unique and attractive. Make a list of all the features of your home and what is very unique about your home. Here are things to think about:
  • Being close to a good school is very attractive to parents.
  • Being close to public transit would may mean easier time commuting to work.
  • Having a backyard deck would mean a place to relax in the summer.
  • Having a finished basement is very important for some.



    Availability to view the property

    You can specify when you are available to show the property on Ideal Listing. Figure out what days and what time (range) is the best time for you to show your property to the potential buyers. The buyers would be able to request to come by and view the property.
    Make sure that you check your e-mail as notification of the requests are e-mailed to you and are also displayed on Ideal Listing website.
    Please note for added security thesetimes are only made available to people who use their points to request it.



    Add Your Property to Ideal Listing

    You are now ready to add your property to Ideal Listing. You can easily login, click on My Account and then follow the link "Add Property For Sale". The instructions are easy to follow and will allow you to add your property. It is very important that your information on Ideal Listing is accurate. Please take a moment and verify your account details.




    Lawn Signs

    Please note that it is recommended to have a "For Sale" sign on your lawn. To ensure that our fees are low we don't provide you with a lawn sign. But you can have one printed at a local print shop. Please note that we can provide you with sample creatives that you can provide to the print shop.



    Hot Specials

    If you wish to enhance your exposure to the market place, you can add your property to our list of Hot Specials. This is done by going to "My Account" clicking on "Properties For Sale List" and then click on the property you have listed. When you are viewing the details of your property you will have access to different toolbars including "List in Hot Specials" tool. You can click on it and follow the instructions.




    Requests for your home

    Idea Listing provides a facility for potential buyers to easily and seamlessly communicate with you. When they view your property they might have specific questions about it and they can use our messaging facility to communicate with you. Keep in mind that your personal e-mail address is not displayed to the user to avoid any sort of abuse.
    Please note that e-mail is not a reliable means of communication as sometimes e-mails fail to be delivered. Our facility assures that all your messages are displayed to you in your message center. You can respond to your requests by visiting Ideal Listing.
    To ensure that only serious buyers contact you, Ideal Listing provides a facility for people to establish a communication with you. The user will be deducted only once for establishing communication with you and they can use the facility to ask as many questions as they want.
    Note that when a request is sent to you, you will be alerted through e-mail from ideallisting.com. Please contact your ISP or administrator to make sure that Ideal Listing e-mails are not blocked, otherwise you have to check the site to review your messages.




    Accepting a viewing request

    You need to review the viewing requests and respond to it by accepting the viewing request. Please make sure that you are available during the times that you have specified.




    Showing your home

    When the interested party arrives, ask their names and record their Ideal Listing ID. It is important to let them look over the house on their own terms and imagine themselves in the house, so please make yourself available to answer questions but don't shadow them.
    It is very important that you keep your house clean and presentable. Be prepared to answer the question "why are you selling?"
    Note that security is important, be wary of people just dropping by to view your home. We go through a validation process of our Ideal Listing members, but we have no record in case you allow a non-member to enter your home.




    Negotiating with the buyer

    Negotiation is a dialog between you and the interested party. Keep in mind that the buyer will have an impression that the price is a hyped up price. If you have the proper appraisal document, you can easily justify the price and it will set the negotiation to a proper price range.
    Also it is important to decide on the minimum price that you are willing to let the house go for and it is imperative to not disclose this price to the interested buyer. Also decide ahead of time on if you are willing to include items in your home as part of the price.
    Your negotiation should primarily be focused on the price of the property. Once an agreement has been reached over the price, you can draw up other details such as the appliances and other points of interest and come to an agreement. It is recommended that you create a worksheet to detail all the items that were agreed and discussed. The following is a list of items that can be discussed on the worksheet:
  • Your name and Ideal Listing User ID
  • Buyers Name and Ideal Listing User ID
  • The exact address of the property
  • The agreed purchase price
  • Details of the deposit. (e.g. The amount of deposit, and how the money is held in escrow - usually your lawyer holds the money)
  • The amount of time that you have to respond to the offer. 48-72 hours is normal.
  • The Chattel or items in the home which will be included with the price.
  • Conditions of sale: e.g. buyer must obtain financing, property inspection with the date attached to each item.
  • Closing date.




  • Accepting Deposit

    Once an agreement has been reached, the user will make a deposit through Ideal Listing tool. This will change the status of your property to "Processing Sale". It is important to visit Ideal Listing and through "My Account" tab, accept the deposit to show that the Property is going through a process of sale.
    Please note that there is no money exchanged through Ideal Listing. This allows the status of your listing to be changed to "sale in progress". This also notifies other users that if they are interested in your property they should contact you soon.




    Offer

    The purchase offer is a legal document and it is recommended that you review it with your lawyer. Make sure that all the points that were agreed upon in the worksheet have been mentioned in the offer. There should be a date attached to any conditions mentioned in the offer.
    Your lawyer should know about the State requirments and documentation that needs to be included in your offer.




    Finalizing the Sale

    Once you have reviewed your offer with your lawyer and accepted the terms and a deposit has been made and all the conditions in the offer have been met, you need to finalize the sale on Ideal Listing. This will remove your listing from the searches and also avoid any further requests for your property. You simply click on "My Account" and click on the Finalize Sale tool and follow the instructions.
    Keep the following points in mind:
  • Your lawyer will finalize your sale and walk you through all the steps.
  • You need to arrange to have the final payment made for the utilities at your home and to begin service at your new home.
  • You need to arrange for moving your furniture and property to the new place.
  • When moving make sure you contact all the necessary institutions and inform them about your change of address.
  • You need to hand over the keys to your lawyer and obtain the payment for your home from them.
